Standard Project Process
1. Initial Consultation
We begin with a conversation about your goals, priorities, and budget expectations. During this phase, we:

2. Detailed Estimate
After the consultation, we prepare a written estimate outlining:

3. Contract & Deposit
We schedule projects only after we receive:
A signed contract
The required deposit
Once we receive both, we place your project on the schedule. Most standard projects begin approximately two weeks from contract execution, depending on material availability and workload.
4. Material Procurement & Pre-Start Confirmation
Before construction begins, we:
Order materials
Coordinate delivery
Deliver materials in advance when appropriate
Confirm receipt and condition of materials
Confirm the official start date with you
This preparation reduces delays and keeps the schedule intact.
5. Construction Phase
During construction, Baxter Safe Homes:

Maintains jobsite organization and safety

6. Completion & Project Closeout
At substantial completion, we:

Major additions, master bedroom and bath expansions, and full home remodels follow a structured two-phase process. This approach allows accurate planning, controlled budgeting, and proper permitting before construction begins.
8. Phase 1: Planning & Budget Contract
The initial agreement establishes:

Design and development services
During this phase, we:
Develop permit-ready plans
Coordinate engineering as required
Finalize major selections
Submit and obtain permits
Develop the final construction estimate
The planning contract establishes the overall budget framework. Final construction remains within that established budget unless you request scope changes.
9. Phase 2: Final Construction Agreement
After completing plans and permitting, we:
Present the finalized construction estimate
Review refinements based on approved plans
Establish the revised project timeline
You approve the final estimate through a change order. That executed change order becomes the formal construction contract.
The construction timeline reflects the time required for design development and permit approval, which varies based on project complexity and jurisdictional review.
10. Large-Scale Construction & Completion
After execution of the construction contract and receipt of required deposits, we:

Order and deliver materials
